Manager's Report - Weekly HIghlights - 05/30/14

Coming Soon - a Slide Show of Pictures of the AE Roofing Project


1. The Re-roofing project is 100% completed. All building permits have been signed off by the building Dept. Pending final releases and completion of punch list items we will release retainage. (See men at work on April 2 and completed roof, April 22 in pictures above).

2. The new generator has been installed and tested. We are waiting for Building Dept. sign Off.

3 .Re-wiring of the roof fans is 99% completed. A punch list has been developed and John Cramer will be addressing the issues.

4. The New Ambassador signs are in my office. Staff is prepping the metal enclosures, replacing angle iron frame, scraping and painting. (Update: The new signs (entry & exit) have been installed. See below)

5.  Tuesday June 3,  there will be a special Board Meeting @ 3PM. On the agenda are two items: Signing contract with JES (concrete project) and approval of sealing the pavers on the driveway (strand).

6.  Bldg. #2 will be inspected by our engineer for cracks in deck and wing walls.

7. All units have been inspected for tar and rocks, those units that have issues will be addressed Monday, by Infinity Roofing.  The management would like to thank the following board members for inspecting every balcony in all 3 buildings and preparing a punch list of affected units: Ruth Halle, Nikki Lischinsky, Valle Ingram, Alice Keller and John Bird. 

8.  Mitigation reports are completed for Bldg. 1, 2 and 3 roofs and deck. Reports have been forwarded to Andrea at our insurance agency.

Special BOD Meeting - June 3



There will be a special meeting of the BOD on June 3, at 3 PM (changed from 2 PM) in the Bldg 3 Social Room.  The purpose of the meeting is to sign the contract for concrete reconstruction on Bldgs 2 and 3 with JES Construction Co.  and to approve $2,782.50  to purchase sealer for the driveway (strand in front of all buildings).

Board packages will be in your office mailbox.

God Bless everyone this Memorial Day Weekend.



As I came out of the supermarket one day, pushing my cart of groceries towards my car, I saw an old man with the hood of his car up and a lady sitting inside the car, with the door open. The old man was looking at the engine. I put my groceries away in my car, and continued to watch the old gentleman from about twenty five feet away.

I saw a young man in his early twenties with a grocery bag in his arm walking towards the old man. The old gentleman saw him coming too, and took a few steps towards him..........

AE Resident Questions


A resident posted a comment to the T.A.N. post dated 05/21 about the May 14th BOD meeting and asked the following questions:

"Does anyone know when the main driveway will be open again?"

"How about when the concrete work will be starting?"


1). The main driveway was opened today (05/23) and traffic to and from all buildings is back to normal.

2). Bids from contractors are being taken now and concrete work on Buildings 2 and 3 only should start soon.  B. Hicks stated in the May board meeting that he hopes the work can be completed in 2 or 3 months at the most.

Manager's Report - Weekly Highlights, 05/09/14


1. On routine inspection low water pressure was observed in Bldg 1. The problem was traced to bad pressure gauges. We changed them and the problem was corrected..

2. Two cracked 3” inch waist lines have been replaced in Bldg. 3 - units 902 and 802. 

3. The toilet in the men’s bathroom in Bldg. 2 has been replaced.

4. Three balconies were repaired with membrane (units 3/702, 3/709 and 2/603).

5.  Two roof vent pipes in Bldg. 3 were found to be broken and repaired.

6.  4 window cranks were replaced in unit 3/709.

7. The fan belts of every air handler in Bldg. 3 have been changed as per our preventative maintenance schedule.

8.  FPL has completed the changeover wiring on A1A.

9. Maintenance on the barbeque in Bldg. 1 has been completed. We installed new burners and re-painted.

10. Roof Update: Bldg. 1 - 98% complete, Bldg. 2 - 80% complete, Bldg. 3 - 80% complete. Infinity estimates they should be finished in two weeks.

A Message From Your T.A.N. Editor

Dear T.A.N. Readers:

       I would like to apologize for the lack of  news here on T.A.N. for the past couple of weeks.  Unfortunately, I have a neck injury which has made it impossible for me to sit at a computer for any length of time.  However, things are getting much better now after treatment and I will be posting as usual starting tomorrow.  There are a lot of new developments on the roof project, the new sign project as well as  the agenda to be published for the next board meeting. (Wednesday, May 14).
