Manager's Report - Weekly Highlights - 10/17/2014

Please forgive the delay in posting this manager's report which was submitted to board members on Oct. 17.  Thank you.  Valle Ingram, your T.A.N. editor.

1. JES our concrete contractor and Picture Perfect Pools have completed their projects. We have received all releases of lien from both contractors and signed off on building permits. Both contractors have been paid in full.

2. The 2015 budget packages have been mailed out. The budget meeting will be held November 5, 2014 at 7pm in the Bldg. 3 social room.

3. We are in the process of painting all the wing walls that have had concrete work done. When we are finish with Bldg. 3 we will start on Bldg. 2.

4. All of the air conditioners in the common areas of Bldgs. 1, 2 and 3 have had their filters changed.

5.  The entrance gates to the north pool have been scraped and painted.

6.  A Tree Work Shop was held Thursday. Oct. 15. and chaired by Ruth H.  The purpose of the workshop was to discuss removal of the pine trees on the far south end of the property. 

7.  A Camera Work Shop is scheduled for Weds. October. 22, 2014  It will be chaired by John Bird.

8.  The entrances from the road to the L/P elevator lobby floor have been painted.

Manager's Report - Weekly Highlights - 10/03/14

1. The proposed annual and monthly budget for year 2015 is finalized. A reserve analysis worksheet will be included in the package to be handed out in the November. 5, 2014 BOD Meeting where proxy ballots for the 2015 budget will be counted.  lt will also be included with the proxy ballot which will be mailed out next week to all unit owners.  Click on the links below to view the ballot and the reserve analysis worksheet:

2. We extend our condolences to Christina Arlotta whose Grandfather passed away last week. Christina will be attending the services. We expect her back on Monday, October 6, 2014.

3. During a lighting storm last week the roof top A/C unit in Bld. 3 automatically turned off. We re-set it and its working fine.

4. lnspections of the concrete restoration for Bldgs 2 and 3 will be completed this week. The inspections are conducted by our engineer, JES construction and a board member.

5. Power washing of the entire lower parking deck has been completed.

6. Cleaning of the overhead lights is ongoing, as well as painting of the bumper blocks.

7. Our current delinquencies as reported by Treasurer, Alice K. amount to $57,217.12.

8. The north pool is 98% completed. Final inspection will take place on Friday Oct. 3, 2014. (See picture above)
