Manager's Report - Weekly Highlights - 08/29/14


1. Ongoing projects status:
JES our concrete restoration company has completed 97% of the work in Bldg. #3. We are ready for walk through and final inspection. Bldg. 2 concrete work is ongoing with 60% of the work completed. Work under the south deck parking area is 80% completed. Four areas around the north pool in the parking garage are 60% completed. We are on budget and anticipate completion in 3 to 4 weeks.

2. Picture Perfect Pools has removed 4 layers of old diamond bright which was not anticipated, We have identified 50 square feet of concrete that needs restoring. As of this report that has been completed and the contractor has started installing tiles. A wider and longer coupling will be installed to meet new codes. We will also have an auto water feeder, new LED lighting as well as ladders and hand rails. We anticipate completion by Mid-September.

3. David Branin a member of our maintenance crew has left us to pursue another career. We wish him future success. He has been replaced by Rubin Lopez. Welcome aboard Rubin!

4. We have replaced the loop under the pavers by the south exit gate. The loop is the device which signals the arm to go up and down.

5.  GCC has repaired 20 spots in the membrane on the deck throughout the property.

6.  The toilet in the inside men's room of Bldg. 3 has been replaced.

7.  We replaced 8 florescent light ballasts in the parking garage between Bldg. 1 and Bldg. 3

In Memory of Anita Joan Mandia



On Saturday, August 23rd sadly we lost one of our treasured residents, Anita Joan Mandia.

Anita was a resident of Ambassadors East, Building 3 for over 20 years.
She will be sorely missed by many.

Cable Channel Update


Good news from Marsha G. on the cable front. She reports that Access Media has agreed with our position on the cable bill and will be dropping the current bill down to 2.75% increase (vs 5% on the new billing) and push back that start date to Nov. (vs Sept as the new billing) in order to comply with the 60 days per the contract. Marsha also reviewed our bills back for 7 years and finds that we have done very well with keeping our rate increases to low to nonexistent. Access Media/cable company has not raised our rates for several years, although their contract states that they can each year up to 2.75%, so we have done very well in keeping this cost stable.

Marsha has requested that they give us professionally prepared channel lineup cards reflecting the current channels.  We are expecting  400 will be delivered to Christina at the office next week. This gives us one for each owner, a supply for the office for the flyer rack in the office, and an updated copy for T.A.N.

All channels have been checked and are in working order, thanks to the work put in by Gene F.

Special BOD Meeting - Monday, 08/25, 7PM


On Monday, August 25th at 7 PM there will be a special meeting of the board in the Bldg 3 Social Room at 7 PM. One item is on the agenda; the Associations Insurance. The phones will be connected for those board members who want to attend from out of town.

Inquiry About Completion of Concrete Work on AE Buildings

                       


The best estimate from Basil Aiello for the completion of concrete work on buildings 3 an 2 is around the middle of October, 2014.   This information is being given in response to a comment (question) posted by an owner on the August 8th post below related to the concrete work now in progress on building 2.

Board of Directors View Tiles for the New North Pool-08/06/14


On Wednesday, August 8th, Bill Hicks, Basil Aiello and several members of the board gathered around the North Pool to get a closer view of the tiles chosen to be applied to the pool after resurfacing is completed. Most were pleased with the tile pattern and color and agreed that our North Pool will indeed be a pleasure to swim in when finished. There was some discussion and agreement about how the tiles will be arranged.

Manager's Report Highlights for the Week Ending August 1, 2014


1. Picture Perfect Pools has started work on the North Pool.  The restoration process should take 6 weeks to complete.

2. JES is moving right along with the concrete work on the North side of Bldg. 3. We are 45% complete.

3. East Coast Railings has removed the broken section of fence along the east side of the South Pool.  We expect completion today, August 1.

4. Our riding machine that picks up water has been repaired, tested and ready to go, just in time for the rainy season.   

5. Mr. David Branin our maintenance technician has resigned. He accepted a position with the city of Boca Raton.  We all wish him luck and future success.
